  • The mortgage application was indeed with the Woolwich.

    I am gald that a couple of you agree with me, to me this is a blatant case of misselling, the WK deal should never have been mentioned as free legals are part of the Woolwich package. I can only assume that somebody will receive a nice commission if a WC product is sold.

    I've also checked through all of the documents that L&C have sent me (all via email) and they have not yet sent me the Key Facts document.

    Hopefully somebody from L&C will get in touch with me shortly with an explaination, if they don not get back to me in good time I will be reporting this episode to the FSA.

    surely, as you chose to withdraw your mortgage application, the legal fees would still be payable?

    It seems there shouldn't have been any in the first place.
    I am a Mortgage Consultant and don't like to be told what I can and can't put in a signature so long as it's legal and truthful.

    At £250 I doubt there would have been much, if any, of a kickback.

    You have got to recieve a KFI before you sign the application also a CIDD or IDD .

    As for keeping in touch with you, returning your calls etc that is the disadvantage of using them instead of a local broker. Sometimes it pays to use a local broker rather than a big national, it helps to keep business in your local community.
    Not much to report them to the FSA about though

    Think the going rate in market would be £60 ( although I have not used them - as feel if going at cheap end , then usually best lenders own ) - with their volume might demand higher, although strange they sell the package requiring £50 from client, rather than the lenders free option.

    Agreed, really they should have offered free sols and the £250/£200 CB options.
  • Im pretty sure they use Withy king because of the service which they provide. As all brokers will know, using the lenders panelled solicitors is about as useless as doing it yourself. Having worked at the mentioned company we always offered both options but 99% of the time the client went for the sevice over saving £50. If they didn't they normally regretted it. I fail to see how this is conning the client.

    As for not sending out a KFI!!! - i would be very suprised if you received no such document as their systems do not permit it! if you didn't receive it why did you go with the product in the first place?

    L&C always have a couple of inexperinced advisors but if you have a bog standard mortgage then it is hard to argue with their service.

  • Lucky them then if they have a bog standard mortgage. It's ok for L&C to not work compliantly on 'non-bog standard' ones then is it?

    Oh go on then let them off. Everybody has to learn somewhere. What does it matter if a few clients don't get a good service? The inexperienced advisors didn't do it on purpose.:doh:

  • I have just spoken with L&C this morning and they have admitted that they have made several mistakes and that they are going to pick up the tab for Withy King's fees.

    Let this be a lesson to all, just because L&C come out top in the polls/ratings doesn't exempt them from making basic errors.

    I've used them in the past on several occasions and have been very pleased with their service, but it goes without saying that I will not be using them again in the future.
