Mortgage advice needed

  • It's not a spam message. We (it's my mum's post) just aren't sure where to start looking to get the best deal. (and neither of us are any good at maths). The previous house she bought was many years ago and a lot has changed in the mortgage market since then. I know nothing about house buying or selling.
    We don't know if a bridging loan might be better or re-mortgaging the existing house.
    The house she's selling is not in a great area so may be on the market for some time, we're in rented accommodation as have relocated miles away. Exchanging contracts quickly means we can move in just as rental contract expires.
    Do appreciate the responses so far.
    I was a twin mum +2 but have been a twin mum +3 for a few years now. :)
  • Hi,

    there are five key areas you need to examine before even considering getting a mortgage:

    Your ID (ie. are you British or here on a VISA)
    Your job (can you afford to pay the mortgage back)
    Your credit history (any blemishes will see you flying off the high street before you can say adverse)
    The property (depending on the style of property different lenders have different rules - ie. HSBC HATE newbuilds)
    The size of your deposit (the bigger a deposit is the more lenders will be interested)

    You need to spend some quality time with a whole of market Independent Mortgage Adviser.

    You really need some proper advice from a broker.

    You won't have any problem getting a mortgage as you have a decent credit rating and a deposit.
