I hope someone has a solution or a lead for a good 5 year fixed rate on a £65000 mortgage ( 60% shared ownership ) . I can only find lenders with the lowest rate of 4.59 ( A&L , but high application fees ) ..... or woolwich with $.89 but 445 in fees .
Thank you for your help and advise.

Natiowide have relatively low fees - £199 arrangement and £95 admin. Their rate is 4.79%0

Personally I would suggest you research yourself ( or get professional advice) as different lenders have different terms, fees, criteria
Martin's articles link to some comparison sites / so does FSA site .. http://www.mortgageslaidbare.info/
HOWEVER many lenders have or are just changing fixed rates, so the comparison sites might not be totally upto date, so when you find a deal you like make sure you clarify with lender if its still available or likely to go soonAny posts on here are for information and discussion purposes only and shouldn't be seen as (financial) advice.0 -

For a slightly higher rate of interest Nationwide offer their mortgages with only the £95 admin fee and all other fees paid (subject to some exclusions).
We applied for one of these for my partner last week before the rates went up. If your mortgage is relatively small (his was 53k) then it may work out cheaper to take the higher interest rate rather than pay a fixed application fee0 -
YES
Fixed rates ( and tracker) with natwide currently come with £399 ( or £199 for 5 & 10 yr deals )
OR
0.4% loading ( for each year) without this fee

BTW their remtg admin fee is now £99Any posts on here are for information and discussion purposes only and shouldn't be seen as (financial) advice.0 -
I have a spreadsheet that will help you compare the costs between different mortgage products. If you want a copy then send me a PM with your email address in it.0

We have just got 4.69% for 5 year fixed on 110k mortgage with nationwide going through a independent broker. Fees seem good compared to the rest, they seem to have lowered their fees over the last 2 years0

yeah 4.69% was the rate until 2/11/05
with regard to fees, their lowest rate remortgage costs £498 ( £399 + £99) with a limited offer of £200 off the 5/ 10 yr deals
2 yrs ago, they were charging only £185Any posts on here are for information and discussion purposes only and shouldn't be seen as (financial) advice.0
