How is CC debt viewed by potential lenders..?

We'll be remortgaging early next year and will have got my CC debt down to under 5k.
How is having a CC debt outstanding viewed by potential lenders-good as in other lenders have allowed you to borrow from them or bad that you have to rely on credit?

Just thinking out loud.

Cheers

  • IMO you will get 2 choices - pay it off and prove it if needed or any potential mortgage offer may be reduced by your outstanding balance.
My sister nearly lost her mortgage a couple of years ago over £3k o/s on a credit card.

    Depends on the lender.

Credit scores at our place give a higher score to a card that utilises over 75% of its available limit, assuming payments have always been met. A lower score is given to those using a lower percentage of the limit, and zero points towards the overall score for no credit card at all.

As for affordability, we take about 1/3 of the outstanding debt off the gross salary before it is multiplied to find the maximum loan amount.
