Hi there
Bear with me I'm a newbie, and hope not to be duplicating a thread!
We have just started the process of selling our house. (Not the best time I know)
And have had 2 Estate agents round so far, for valuations.(Valuations £30,000 apart)
We discussed HIPS, and they both quoted approximately £350- £450 stating that cheaper ones weren't as good, my question is why?
Surely they all have to have the same information, otherwise its not the correct document, and after searching the web, these can be purchased from £169.
Or am I missing something?

Load of rubbish that cheaper ones aren't as good. Its a standard collection of documents, nothing more, nothing less.
It's a slow market at the moment - try and find out the rules on updating information. Some neighbours have been trying to sell for a year, but no luck. They are taking the house off the market as they have been informed the HIP needs revising and they aren't willing to shell out another few hundred for the same info with a different date. They have also received advice that it needn't be updated. The problem is there have been no Court cases regarding out of date info so agents are nervous about having out of date data in HIPS, so their advice is for sellers to get it revised.0 -

E.As will offer you a HIP with an inflated price which earns them more commission. A HIP is a HIP, they all contain the same information. Cheap is not always good, but with the case of HIPs the cheaper the better IMO!
You wouldnt be far wrong paying £250-£300. £450 sounds far too much.0
