in this climate, lenders are obviously a lot more picky. I am hopefully about to exchange on the sale of my flat but the buyers lender now wants to see (through her solicitor) proof that my flat did not need planning permission to be a flat (it was a flat when I bought it 3 years ago). Apparently I need to get a Certificate of Exemption which, if it has been a flat for at least 4 years, shows it did not need planning permission. Does anyone know where I can get this from and how much it pay cost- and indeed how long it may take?
