    From a quick glance through this thread, I don't think anyone's replied to this post yet, so here's the answer!

    Planning permissions last for three years, as you say - that means you have to start the development within 3 years - there's no time limit for completion.

    If when 3 years is nearly up and you haven't started building, then the best thing to do is to apply to renew the permission - this essentially means reapplying - at present, the fee for this type of application is £170. You have to apply to renew before the 3 years are up. Basically, you will have to submit all the plans again (just copy the ones originally submitted - you can easily do it yourself) and complete an application form. The process is exactly the same as a 'normal' planning application - neighbours notified etc and you wait 8 weeks for a decision. Such applications are rarely refused - only if the site characteristics have changed or if planning policies are markedly different will it make any difference.

    You can still submit an identical planning application after 3 years have passed - the fact that the council granted permission for the extension before forms an important material consideration in determining a fresh application.

    So, basically, you don't need to worry - just reapply to renew the permission before the 3 years are up - that's the easiest option.

    Morning all, i have won £1.10 on scratchcards this morning ;)

    I did have £10.40 on littlewoods the other day but thought i would play a couple of games on Bingo (i love Bingo :o) so only up to £9.80 again now but will be able to withdraw Wednesday latest which is good as i am skint lol.
    Now a SAHM trying to earn some spare pennies each month
