Splitting of deeds on completion of remortgage - how?

We own two adjoining houses that are on one title deed. We bought them as holiday cottages using a commercial morgage, but we now have residential consent on both of them. We let one on an AST and live in the other. We want to remortgage to a normal residential mortgage, but to obtain that on our property, we need to split the deeds. We only require a small mortgage which only needs to be secured on our residential property.

We don't want to split the deeds whilst our commercial lender (Abbey) still has a charge on them as they will charge us a fortune and cause delays. We want to prepare the split and action it on the day that Abbey is paid off and our new lender (Woolwich) will then take a charge over our property only.

My solicitor said it would be no problem, as did our mortgage advisor, and our valuation is booked for Monday. But now my solicitor's started asking lots of questions about how the split can happen at the same time as the mortgage. I don't know the answer, I thought that was what I was paying him for??! Thinking of sacking him and getting another solicitor who knows his stuff.

Can anyone on here enlighten me on how the split/remortgage can be effected?
