Debate House Prices

Average House looses £20,000 !!

I had my eye on a nice street near me for a possible future property purchase. Yeah it is a private development, we live in a quiet cul-de-sac and where it meets the main road just opposite set back behind a field is an old body shop which is derelict. This is where the development is planned. It is a bit of an eye sore at the moment but i am not sure 24 houses will be good for this quiet little area. We will not oppose though as there is a shortage of houses around here and prices are high because of this, will make prices more competitive for ftb'ers which is a good thing in my opinion. We have until the 28th august to oppose.0 -
I would oppose to the number of the houses they are going to build - are you sure there will be enough parking left for extra 50+ cars (most families no have 2 cars, plus the visitors, etc)? It can affect your quality of life. Think carefully...Spring into Spring 2015 - 0.7/12lb0

Land price plays a massive part in house prices. It maybe that the owner of the land has now decided to develop it because builders/developers etc are desperate for work so the land owner is now in a position to negotiate a good deal on labour and material costs.
You may also find that the land was purchased a long time ago at a cheap price or - as mentioned above - the current owner has decided to develop.
If the plots are all crammed together with tiny little gardens - or no gardens - then its most likely that the land was purchased at a high price so the developer needs to maximise the return. If they're all spaced out quite nicely then the land price/return isn't an issue and the houses will most likely be on the market for less then what we think.

Your local authority will have a planning guide along the lines of "1.6 parking spaces per dwelling/bedroom" (I can't remember exactly what they are). The developer will have to provide x off road car spaces for y dwellings as part of the PP.
(What you worried about anyway Brodders? Don't you need to sell them some cars to fill their parking spaces?)A house isn't a home without a cat.
