I completely agree with you, it's the family around you that makes life.
Now my 2 have flown the nest I just wish I didn't cook anough for 4 people still :rotfl:

Do remember that one of the major problems for neighbours these days is noise; in your detached you won't hear direct noise from the neighbours unless it is significant, a shared wall will be very different. Don't get me wrong not everyone has such problems but it is probably one big change you would notice.
If you are in a modern build, with double glazing, cavity wall insulated, thick loft insulation with modern heating system it may be more efficient than an older property. Thinking of a replacement condensing boiler... my Energy Trust Survey indicated a 21yr pay-back on it so to only fit once old boiler needs it!
Check your kWh consumption for past year for gas and electric, and if you have family etc in the same type of property you are looking to buy why not compare consumption (don't base on monthly or quarterly price of course)?
In a slow market which property will sell more readily?
Will your car insurance change (on-street parking vs drive/garage now)?
Your council tax will I assume drop so a saving?
Water usage won't be affected (but you are likely to have to have a meter fitted although I guess you have in the modern build anyway)
What space do you have for your daughter to play safely in now in the garden and in front vs the smaller house?
How "child friendly" are the streets for little one once cycling and playing outside in both locations, local park, route to school etc.
The extra WC you have now will be very convenient (:o) in future as daughter is occupying bathroom for "some time"... also good for elderly or mobility impaired visitors.
Will the buildings insurance be more for the semi than the detached?
etc.....
At the end of the day, you will take on some extra costs to move, and it will only be sensible if you don't think you need to spend much on any upgrades; an extension will possibly eliminate much of the saving you have between them now and would it add more value to the 4-bed than the smaller one?
Do look at all the running costs as best you can to get a real idea of the savings likely in addition to the mortgage difference. Obviously this is only something you can decide upon as a family and I wish you all the best in both the review and success in your final decision.0 -
I'm stuck in a pokey-wee 2 bedroom mid terrace with tiny kitchen, freezer in a cupboard under the stairs and no space for a dining table unless I move the PC upstiars into our allready cramped bedroom, next to the tumble dryer....
But, we can afford the morgage on this place with enough cash left over to save and enjoy ourselves and allow me to go to collage.
Even if I do keep looking at this 3 bedroom, dining kitchen, driveway and larger living room and thinking we could afford it....
But.... a family home is what you make it, so I like my small house and extra spendy money and the lapland fund increasing bit by bit each month.
I'd still save what I would have been spending on the morgage and buy a larger house in a few years though. Better that I earned interest on that £500 than a bank! Plus, on months where it were tight I'd give myself permission to miss a payment, but not too often

Awww thanks guys i really appriciate you taking the time to reply to my msg, I do think we are going to go for it the garden is lovely on the new house plus its about a 5 min walk from nursery/schools 1 min walk to my mums really local
I know im spoilt with this house especially the kitchen its massive with room for tv and sofa ! lol i know i wont really get that again
Even though the other house is semi pit house when your outside it feels more spacious this new build were in theres no pavments and all the houses are so close i feel penned in sometimes
