Title Deed Change DIY FORMS

Hello ALL

I hope you can help me, heres is the scenario:

I have a 2nd house with no mortgage on it, however the bank have the deeds and have said it will cost 250 to release. Now, there are 3 people named on the deeds, myself and my parents, however, I wish to remove them and be the sole owner (they have agreed btw icon7.gif) . How do i go about doing this myself?

I spoke to my accountant who said he could to do it for 300? icon9.gif but im aware i may be able to do it on my own? I spoke the Land Registry who adv i need forms AP1, ID1, and TR1 and 40 quid cheque to send. Do i just send them off without getting the deeds from the bank first? Im confused.

Also reg CGT, the house is worth about 80-90k, will i have to pay tax on the title deed transfer?

is there anything else i should be aware of? dont want to regret it later by getting huge tax bills etc?
