I recently had a case where the valuation broke the ceiling price of the road because they just went along with what was put down, so if it means getting 1% lower interest rate then its worth a pop, as long as the valuation is free.
  • drumragh, The Halifax go up to 100% on existing client product transfers, maybe even more, but the worst you could do is try a free valuation, no up front arrangement fee, remortgage, with whatever lender appears to have the best deal for you right now. If the valuation does come back too low, then just take the Halifax product transfer option.

  • I live in NI and have been unable to get remortgage as need 95%ltv. I thought my house was worth about 150k (height was around 200k paid 110k two years ago) but when mortgage company valued it it only came in at 115k. You really dont know what its worth until you have the house valued
