want to rent, on DMP - credit checks??

Hello everyone

can someone tell me will it be a problem being on a DMP and wanting to rent? I have seen on the web that they ask for a £40 towards reference thing from HOMELET ?

I have looked online at Homlet's web site and it mentions credit file check? This has got me worried now - im still living at home at the moment but want to move out will this be an issue?
I have never rented or owned a house before.

  • I presume this is what estate agents use when they are looking to see if you are a suitable tenant or not? :confused:

    Many years ago when I was looking to rent via an estate agents they did a credit check on me and I presume it didn’t come back favourable but they said if I could find a guarantor or had 3 months rent in advance, they would be able to allow me to rent the property I was interested.

    I wouldn’t depair if I were you as there is always a way round things. Also about 3 or 4 years ago I used an estate agents again to rent and this time I didn’t have the cash for a deposit but I had 5 years worth of pay slips (with same employer) and asked the estate agents to pass this info onto the landlord to ask them to consider my application and to contact my employers if necessary (I had to move house within 1 week hence I didn’t have time to scrape together a deposit) and the landlord agreed.

    If you are living at home, save up as much money as possible for a decent deposit.

    Thank you for that ExNicotineQueen, I feel a lot better now - Just want to move out so bad and thought i had no chance. Being on this DMP i know i cant buy a house but thought i could rent then seeing that i need a credit reference thing i thought i had no chance!

    They do credit checks so that landlords can take out insurance if you can't pay your rent. It is possible to get someone else to be guarantor but this isin't just a name thing if you do not pay your rent they will be made responsible to pay it.

    Having said that with a bigger bond or a number of months rent up front it is possible to still rent but what I do recommend is you be upfront with the staff in the estate agents and they will be able to advise you better.
  • Don't forget that estate agents are not the only way of renting, there is also the private market and some great websites out there such as easyroommate.com , spareroom.co.uk etc not forgetting the usual places such as Loot, gumtree, local ads etc.

    Most landlords ask for one month's deposit and one month's rent before allowing you to move in. Most privately rented properties you don't have to undergo a credit check but it is worth checking out your tenancy agreement and the property thoroughly before parting with any cash. Good luck with your move (whenever it is).

    Hi, sorry to hijack the thread. I have just accepted a job 30 miles away from home, and need to rent a house nearer to the place of work. I have been privately renting for the last 3 years so can get a good reference off my landlady.
    I have checked my credit rating and score and it is classed as Fiar (i;m at the higher end of it).. which seems to be ok..

    I will be renting a property with my sister, as we have done for years now. The problem is.. my new job is classed as temporary, as the contract is to the end of the financial year. but they are 99% sure they will renew it after that. My sister currently temps through an agency.

    Will the fact that both our employments are classed as temporary go against us?

    I have been worried abou this, so have asked my mum's partner to guarentor if needed, and he is happy to do this, as he knows i have never missed a rent payment.

    Do they definitly still accept guarentors nowadays?
