Halifax Mortgages - Please Help

Thanks for your help Dan.
I have seen that you have changed jobs recently.
I hope the future role works out well for you and your family.
I just hope that when the manager for newbuild mortgages at halifax and the manager for the new build company get to talk next week that the future also turns out bright for me! Hopefully this is the unusual circustance that I need but I am sure many other people have tried this!!

I am a mortgage broker and with Halifax this can happen quite a bit. When they give you the promise they do a soft search which will mean that they look but don't leave a footprint on your credit file. When you apply they do a proper search which can sometimes pick up things that the first search didn't and leave you to be declined or your banding to be lower.
The Halifax are not allowed to tell your broker anything due to data protection so your best bet is your credit report but at the end of the day it may just be that they want to come away from this type of lending and are declining most people. The new build market are not that sound at the moment and this would be high risk to them. Nationwide will also lend on these properties with the 75/25 share with no personal deposit so they may be worth looking into and as they credit check you fully at the start as long as your information is correct on application it should be ok.I am a Mortgage Adviser
