i have a poor credit record and a low income, however i do have a lump sum to invest in a property, ive inquired about mortgages with various companies and while i can find people willing to lend to me, the interest rates offered are a joke, especially since i could borrow the money more cheaply off my credit cards and there is virtually no risk to the company as they would be getting a 50% deposit off me.
so the question is , is there any high of the high street lenders willing to lend at low interest rates without any questions providing you are putting down a sizable deposit, and what sort of deposit sizes (% wise are we looking at) are we looking at.

i'm in the process of doing so, should be sorted out within the next month0 -
basically what the full story is
i became ill and was unfairly dismissed by my employers, since then my health has deterioated further and i am now on sickness benefits.
i am due to recieve compensation arising from my unfair dismissal, however because of the lump sum i will no longer be eligble for housing benefit so i will have to pay £65 a week out of my own money for my rent.
as i will have a large sum and will have to pay nearly £300 a month rent i might as well use the lump sum as a deposit on a place and use the money which would have paid the rent to pay the mortgage payments.0
