If the flat is a new build and son is first tenant then there is no need for him to change the locks. I know that where I live (refurb) that when a tenant moves out the landlord changes their door locks as well just to stop an unscrupulous tenants returning.

My rent includes maintenance for the common areas including the garden (such as it is) and I only have contents insurance with things that are exceptionally expensive and rare listed separately. I must admit that I hadnt heard of Quidco when I took out my insurance but did use More Than as they provide cover up to £75000 as standard.

I just chose the standard value cover. cant remember how much it was sorry. I do know it was more than enoug to replace EVERYTHING should it all disappear one day.

Hope your son loves his new flat :) Wish i'd had this sort of help when i bought my first one lol
