    Unfortunately I wasn't in a position to buy 5 years ago. The cheapest London properties has just gone over £160,000 which was the maximum key workers were allowed to buy with the £50,000 key worker grant. At that point it was clear this was a unsustainable bubble which kept getting bigger to last year.

    So, to recap, the reason you don't own your own home isn't because of some prescient housemarket skill that you have, it is simply because you cannot afford one in London and like everyone else, you were hoping that the house market bubble would burst.

    I understand now why you covet your friend's homes, they could afford to buy and you couldn't.     Life is hard enough at the moment for a lot of people, including for your 'friends', I think that unless you put away your petty jealousy and start providing emotional support to your pals, you'll come out of the housing price correction with enough money to buy a flat, but with no friends to visit it.

    Vendor paid deposits are allowed by a few lenders as long as disclosed on the sales particulars. Two charge a higher lending charge (HLC) if the vendor paid deposit is less than 10% of the purchase price, two have no HLC at all. The only caveat is that the property MUST value up to the full purchase price so there's no point in inflating the price to create a deposit. The main benefit is that the loan to value for the purchaser is deemed to be the net mortgage against the market value of the property. As there are no true 100% mortgages now (with the exception of some 'firststart' products) this means vendors have access to mainstream products without the need for a deposit. The downside for the purchaser is they have to pay stamp duty on the full purchase price (if applicable).

    Contrary to some comments above, this is totally legal and not 'spivvy'. If you are selling through an agent, make sure they refer to a whole of market broker for advice. Any questions on this, I'm happy to explain further.

    Why is it peopl eare concerned about FTBers now? Last 8 years they been getting shafted sideways by every home owner pushing up house prices.

    Now... when they realise FTBers are key.... they want to 'help'... really they only care about selling their house and passing on their overpriced hovel onto some young naive kid.

    Wonderful world we live in eh?

    Out of interest, since the mortgage broker on here - who ought to know - claims this is technically possible, how would you go about doing it? Only tell people who come on and see it? Put it on the particulars? I've never, ever seen a private home sale ad with this on - only on ads from developers.

    It would strike me - as a potential FTB - as rather strange and a bit dodgy. I'd wonder why you didn't just reduce the price.

    Still, I'm not your target market, as I'm actively waiting till prices fall further and NOT looking to buy now.

    Maybe for someone who's 'desperate' to buy, it might appeal? (Do these people exist? Or in sufficient numbers to buy off all the 'desperate' sellers? Just a thought.)

    Wow, I've been shafting you sideways for the last 8 years just by living in my house. All while starting a business and a family.
    Of course if I'd had known I was royally doing you from behind, I wouldn't have cared, because we all have to take our chances with the system.

    Good heavens...I'd say there were a hell of a lot of desperate buyers on here, not saying they can afford to buy at todays prices but believe me they are desperate buyers, i would include you with them..Have a nice evening...I am back...
