need help dont know which way to go on morgage

im 33 in rented property at mo with girlfriend and 2 kids looking to get on property ladder my girlfriend dont work at mo i take home AFTER tax pension health scheme ect £1600 which will rise to £1900 in a couple of years i have saved £5000 upto now should i keep saving till end of next year will i be able to afford a morgage of £120000 with a £10000 deposit and which kind of morgage should i go for as there are that many around.i have no loans or credit cards to pay off

  • I guess you earn about £25,000 gross
    At first sight that would enable you to borrow about £90,000.
    i.e. £90,000 would be affordable.
    Some would lend you more
