Anyone experience with the housing exec?

Hi all
Not sure if this is the best place for this but thought it a good place to start. I'll try cut a long story short.
About 2 years ago we enquired with the Housing Executive to buy some land to the the rear of our property. After a few letters back and forth, we gave up trying. We got a letter a few months ago to say they'd send someone our to value it. We have the house up for sale now so weren't bothered but thought it would be good info to have for any potential buyers (if they still exist?).
Anyway, they came out, thankfully the hubby was home and was taking to the valuer, he claimed what is fenced as our side garden wasnt ours and would quote for that and the additional land. News to us as it was all fenced in 5 years ago when we bought it and we were told it was ours by the EA.
Bit of back and forth over the past few months to get the land registry maps etc but turns out only part of the side is ours.The previous owner bought it about 9 months before we bought the house, which baffles us as why buy part of it? The fence wasnt new, it was definitely there for some time, I'm guessing some years before we moved in.
We're taking it up with our old solicitor as we don't believe we were told this at the time but we've been advised by our current solicitor to pay up and we'll sort it out with the previous solicitor who aren't cooperating much.
On to my question. Originally we were quoted £3k for the whole lot which was crazy to us at the time. We're going to write back to get a new quote just for the bit we thought was ours not the extra. I was wondering if anyone has much experience in how to deal with this. Talking to a few friends who have bought land from the housing exec, they have all said it was really cheap and not a lot of effort. I'm guessing they'll try quote well over £1k this time which friends say is far too much.
I'm going to argue that we've been maintaining the land for the last 5 years, not them but I doubt they'll be bothered by that? Anyone know how best to tackle this, what we should say in our letter and what we may expect to pay? Its roughly about 25sqm we're buying.
Sorry its a bit long, this has dragged on a few months and getting frustrated, need to vent a bit!
