    I am only trying to give a balanced view, fact is now that is people need to sell they are having to accept at least 20% below asking price.However alot of people are still refusing to budge as they intend to sit it out.
    I think when i posted the green shoots post my grass seed had just started pushing up green tips, so I called it shoots, just a bit over excited thats all.;)

    let me give my balanced view.

    I've never had a verbal punch-up with this guy.

    some of his posts have been oh-so-much-crap.

    some have been monumental wind - ups.

    his agenda is no different to anyone else's: self- interest.

    occasionally, someone comes along who thinks 'social justice'., but these posts are rare.

    more often, the posts are borne of self-interest (including mine, for my children).

    at least he's admitted that he gets a bit over-excited.

    well, he's not alone there.

    4 bed detached on cavey park sold today for £171,000 these were flying off the shelve all day last summer for £210k. Agent said 3 bed detached have dropped from £190k to £150k.He was very relieved to get this sale through to completion and said he thinks that now we have hit the bottom, I told him not to be so sure.
    He says he is going to ring around other customers on his books and ask them to reduce to same levels as he thinks everything will then start moving again.

    Problem is picks is that if people are moving up the vendors above have to reduce also or it just won't work, these sound like forced sellers or desperate str's. I like this new honest, dynamic pickles...

    It is great that prices are returning to more sensible levels but they still have some way to go.

    The down side is that buyers are faced with higher mortgage costs and arrangement fees. Also, the houses that they buy will be less well maintained if the sellers have been struggling.

    I'd hoped to STR but it hasn't worked out. I could sell at 20 - 25% less than peak but I will sit it out instead. I expect prices to fall by 40% from peak and 15 - 20% profit is not enough to compensate for all the stress of selling and buying again. Fortunately, my home was meant to be the last home I ever bought so no plans to move again - ever.

    Can't see 40% being realised gorgeous, 15 % tops in my opinion.
