IVA and a Sucured Loan????????

Hi all, thinking about getting an IVA for my debt , and to cut a long story short i was just wondering if i can get an IVA set up as the biggest part of my debt is a loan which is a secured loan. I was told you can only have an IVA with unsecured debt?
Any advice would be grateful, thanks

indeed so,
no-one will usually trade a secured loan with a part payment (i.e. an IVA) as with a secured loan they can force the sale of the property and get 100%
maybe if the property is in negative equity...0
