Floor area - Home Report
I've noticed that Home Reports and floorplans usually give different measurements of the floorspace of a property. The floorplan usually has a caveat about "for illustration only". Are there any rules around how accurate a Home Report measurement has to be?

How much and what type of info am I entitled to before buying a house?
Hi. Bit of a long winded one, this, but here goes: So I have had my offer accepted on a flat. I'm a cash buyer (with no chain) and have provided proof of finances to the agent/seller. So that's all fine. Nothing else has happened yet. I haven't instructed a solicitor or booked a survey. No money has left my hands and I…

Hi all! Mortgage has been granted as of today so now we have the task of waiting for the solicitor to compete searches etc. We currently rent, the contract states we need to give one months notice. As FTB we have no idea how long searches take or how long after that we can complete. Because of this I am unsure when to give…

Lingering purchase, what to do?!
Hi All, I had an offer accepted in central Bristol back in March. I was promised that the vendors were moving into rented accommodation; effectively meaning there would be no chain and promise of a painless transaction (myself being a first time buyer with 20% deposit). My offer reflected that as that was my main…

Sodding Housing Association / Shared Ownership
We bought 50% of our SO house 10 years ago, and want to do an extension. As per the terms of our Lease, we duly sought the HA permission. After waiting and waiting, I started to chase them. And they came back and said no, because the Lease said "Not to make any alterations or additions to the exterior of the Premises ..."…

Qualified acceptance
Hi, I'm looking for advice with regards to my recent house sale. The purchaser is a first time buyer and we have been lead to believe that a mortgage is in place, this being one of the main reasons to accept the offer, as we had a few offers. An offer was accepted and our lawyer sent out a qualified acceptance to us and…

Buyer only has 2% deposit
I am in the middle of a chain. I agreed to sell my flat back in April and expected to exchange this month. The buyer's deposit should have been £30k but the EA told me he only has £16k. Help understanding drainage search map
Hello all, our drainage search has revealed that there are public sewers in the backgarden of the house we're in the process of buying (marked with a green star on the plan below). According to the 'legend' accompanying the plan, the red lines represent sewers maintained by Thames Water and the blue lines are 'Not operated…

Inheriting a property
Is it strictly necessary for my husband's late father's house to be transferred into his name, and then on to the purchaser of the property? When my mother died a few years ago this didn't have to happen, the professional executors just transferred it into the names of the purchasers. It seems to be me to be double…

Developer insisting I should change solicitor
I have a legal question regarding contracts, developers and reneged deals. A few months ago I put down a reservation fee (£500) for an off-plot 2 bed-house with a small housebuilder with a track record of good projects. They suggested a solicitor and the process kicked off! A few weeks later I discovered that the company…

Cash statement from solicitor
My solicitor informed me that she's sent out a cash statement today, this is with regards to a house purchase. What exactly is a cash statement? I've not exchanged yet, just waiting on one last query. By the time I'd read the email it was too late to get a response from my solicitor.
