Stamp duty gift
My dad is gifting me the £14K stamp duty for the purchase of our new house. Does anyone know if this has to be declared with passports etc in the same way that a deposit would had to have been declared and signed for? Thanks in advance.

Hi, I'm selling my house to my son. We've had 2 seperate valuation quotes and a figure has been agreed upon. My son has a solicitor and I was told I don't need to have one I just need to go to a solicitor and fill in a certain form besides proving my identity and will only have to pay around £15 for this. Is this correct?

Issues with having deposit returned
We've recently given notice on the property we are currently renting. Today we received an email from the letting agent stating that we are going to have £45 deducted from our deposit for a final inspection. I've read through our contract and cannot see anything regarding this, I've emailed the agent back stating this but…

Stamp Duty Confusion
Hi, My husband was married before and his ex still lives in their house and he pays half the mortgage. We are buying a house and I am a FTB. The plan was for the mortgage to be in just my name so we didn't have to pay the extra Stamp Duty on an additional property. I have been told today however that we would still need to…

Hi All I've read some information on CGT but am struggling to work out if I would need to pay anything as my property is under offer at £9000 less than I paid for it (originally marketed at the price I paid on EA advice). My partner and I have been renting elsewhere for almost 2 years, I rented my place out for 12 months…

Loft room classed as a bedroom with no building regulations
Hi, I've wrote a couple of threads relating to various things to do with this house but I have now received official confirmation - the house I am interested in buying has been listed as a 3 bedroom house, with the third bedroom a loft conversion. However, the loft conversion does not have building regulation. The estate…

Landlord refusing to allow tenants to switch supplier - Odd Situation
Hello, I'm looking for a bit of help from some more experienced people as I am in a bit of a slight predicament. In summary, I live in an apartment which was recently converted from a block of offices. The landlord is saying that tenants cannot switch supplier because there is one electricity feed into the building and…

Residential EPC - Tenant buying property
I'm selling a house to the current tenant. They moved in quite some time ago before EPC's became compulsory. I seem to recall an exemption that states that there is no requirement to produce an EPC when the buyer is in occupation of the property. For the life of me now I cannot find it anywhere. Can anyone shed any light…

Pet Clause in tenancy contract
I'm (hopefully) moving into a new rental property in about a month. The landlord has accepted us as tenants along with our cat. The agents (one of the big impersonal London agencies) have put a pet clause into the contract. I have no problem with this in theory, it's been pretty standard with our last two contracts.…

Any legal way to get deposit back from a dodgy landlord when tenancy not signed yet?
Hi, I'm looking for a legal solution if possible to get a £600 deposit back off a dodgy landlord. The story is. Initial contact was directly online, then by text, then meet up, not through a letting agency. He had a house that was in need of refurbishment that he offered to people on Sparerooms, me included. He seemed to…

Buying a second property - eventually for our kids - Advice please?
A house a few doors down from us has come up for sale, we have viewed it, and put a cheeky offer in. We own our house outright, and have a successful local business which is doing well (at the moment!). We are interested in this house as a way of our own children not having to leave our village, as most of our young people…

Buy to let stamp duty
Hi, Sorry if this has already been covered - I've had a look but can't see this exact scenario in any other thread. Ok, so, here's a hypothetical situation. Garage Owned by Former Freeholder
I bought a converted flat a few years ago with a share of the freehold (around 12 years ago the freehold was bought by all the then flat owners). The person who had the freehold, kept hold of a garage next to my flat, presumably so that if ever there was an idea to knock the place down & build a number of flats, he’d be…

What sort of damp problem do I have
I would be grateful for any advice on the following matter: First some history Our house was built as a 2 up/ 2 down in the 1820s. In the late 1870s a 2 storey extension was built on the detached side. This included 2 rooms with fireplaces, 1 up, 1 down. Later the house was extended again, still with solid walls, such that…

Help! Commercial landlords increasing rent with no rental agreement
Hi, Not sure if this is the right place, so please tell me where to go (no really, I don't know where to find any info, short of paying a solicitor). My wife opened a preschool in September, renting a church hall. They were never given a rental agreement (even though they asked a few times). They have just had a meeting…
