Don't know what to do
Hi all We put our house on the market at the end of April then accepted an offer after 4 days. Really quick!! I then texted the buyer a week later to say that we had had paperwork from our solicitor and for us to just keep in contact. She said that she was going to her mortgage advisor that day which was a week after offer…

Solicitors' back and forth - doing my head in!
I know this is a common complaint here, but... I can't deal with my solicitors anymore. I'm now into the fourth month of what was supposed to be a straightforward, no-chain cash sale. All the delays so far have been the fault of either mine or the buyer's solicitors, who take WEEKS to raise and answer to any enquiries. I…

Survey report - damp
Hi, We're looking to buy our first house but have had damp flagged up on the survey report potentially from leaking finlock gutters. We had a full survey carried out as the current owner has done all the work himself doing it up. The owner is adamant that there is no damp, he arranged for a survey of the gutters which…

Recently purchased house, barking dog.
A good friend of mine has recently purchased a property. When she was buying she noticed that there were quite a few dog owners around, she asked the vendors if there was any issue with barking and was told via the agent, that you rarely heard the dogs barking. Since she's moved in, she can hear the dogs of one house…

3 separate flats and a freehold purchase question
Live in a house with 3 separate flats and a freehold. The owner of the freehold (previously owned all 3 flats and a really shady business man known in the local area) has put the free hold on the local housing market. There appears to be no interest in buying the freehold aside from 2 of the 3 flats. I have indicated an…

Want to make an offer but noticed damp
Hi all, we're currently looking at houses to buy. We've seen a detached house we really like, but on our second viewing there was a damp musty smell in the dining room. There is no visible evidence of damp inside the room but there is a damp patch outside on the brick of the exterior wall of this room. I tried to post a…

RICS Surveyor - Dubious Conduct?
Hello all Having listed our 1990s house for sale, we recently found a buyer. Mortgage valuation survey passed off without event, however the buyer then asked for a Homebuyer's Survey, and of course we gave our consent. However, the buyer has since withdrawn their offer, saying that their RICS surveyor told them verbally…

Air BnB Management for my whole house? (vs traditional letting)
Hi I currently own a 3 bedroom victorian terraced house in Bristol. It has a lounge which could be a 4th bedroom too. I own it outright, no mortgage. I have been renting it out on a long term basis with an agent managing it for a 12% fee. This makes me about £1000 a month after they take their cut etc. But my tenants are…

Today we were in all day, up until 15.45 as some engineers were round to do a fire safety check on all the flats ( we live in basement flat with separate entrance) Also some men turned up to clear a drain in the back garden that comes from…

Neighbour selling property and my car in the photo.

The issue I have is that because our drives are side by side my car/reg plate are clearly visible in the photo. Relations between me and the family since their mother died have not been particularly cordial, so my question is am I…

Negotiating a lower purchase amount than my mortgage offer
Just say I have received by mortgage offer letter. If I manage to reduce the purchase price with the vendor, what does this mean to the offer? Would I need to go through the application process again or do they simply change the offer letter? The deposit will stay the same so this is only reducing the amount to be borrowed.

Couples in Studios/Shares
Hi, My partner and I will be living in London with all its hyper-expensive rents and costs. From what I can see, most one beds seem to start minimum £1150 plus bills per month unless you want to be in Zone 4 out, which would add another £100 odd to the monthly expenses because of the cost of a travelcard We don't work…

Will neighbours garden affect our valuation survey?
Hi, The valuation on the property we are selling has been booked. Will the neighbours very overgrown property affect our property valuation in any way? We have had no issues with them for the last number of years. They are just not garden people so it's full of nettles etc. My concern is that the surveyor could take theirs…

House application fee issue - where do we stand?
Hi all, Was just looking for some advice regarding this situation. I am acting as guarantor for a close friend who was looking to move into a new rented property. They're on HB and have debt arrears from their previous property (1.5k) which due to a CCJ two years ago is now being paid down to an agreed payment plan. My…

Selling Property - 2 Estate Agents?
Hi, My mother in law is in the process of selling her late fathers property. She was using Estate Agent 1 but not getting many viewings, having to chase for feedback on the viewings they did arrange and she just generally wasn't happy with the service offered, so switched to Estate Agent 2. Freeholders not revealing service charge/ground rent
Hello all I'm a FTB looking to buy a one-bed flat. It will more than likely be leasehold. An issue I'm coming across is the problem of vendors (usually freeholders) not revealing what the ground rent and service charges are likely to be. This is often the case when the unit is newly developed or it has been previously…

Backdating AST move in date
I'm about to sign an AST and move into a new place. On my original offer to the landlord I said I planned to move in on May 4th. Through a combination of slow admin at the agency and an error on one of my references that has now been fixed, we still haven't moved in. The agent says the move in date (and therefore the date…
