Disassociate previous owners with address
If my knowledge is correct, if the previous owners/tenants of the flat I now own have bad credit history, this could affect my credit history. First off, is this correct? Can they affect me in any way? Secondly, how can I disassociate them with me/the address?

Carbon Monoxide Alarm
Hi All I will shortly be moving into a rented property which has a gas combi boiler in one of the bedrooms. When viewing the property I didn't notice a carbon monoxide alarm fitted in the room. Obviously I could have missed it or they could have fitted one since. If when I move in there is not a carbon monoxide alarm in…

What's the best place to look for repossessions in the UK?
I am looking for repossessions in the UK and have checked some websites for these, they don't seem that much cheaper than normal house prices IMO and the deal isn't that great, I assume it's because very few houses go repossessed these days.…

Is this an acceptable reason that delays the process? When I rang my solicitor 2 weeks ago, then rang my estate agent a week ago, they said the buyers solicitor is on holiday so this may delay the process, Gobsmacked!

It had been up for sale for 4 months, initially it was out of my price range but each month it was up for sale the price reduced by £10,000. When I went to view it was up for offers over £125,000. The vendor, stated that he was desperate for a quick…

Legal Fees for chasing a payment
I purchased a leasehold property last year which is now let to a tenant. All parties were informed of my name and address at the time of purchase. I setup a Direct Debit for service charges but have never been notified of a charge for Ground Rent, which I now know is payable to a different company. Last week I received a…

Landlord wants to keep half the deposit, what is the best way to fight this?
I put a £100 deposit down, and stayed for about 11 months. It was student accommodation advertised through a college, where a private landlord contacted the college and asked to be put on their list of people willing to rent to students. I was a lodger. I left 4 days ago. When she refers to my chosen lifestyle, she is…

Standard practice for a managing agent?
Any job that they arrange for over £1,000 they charge an additional 10% + VAT management fee (from whatever the job costs), on top of the yearly management fee. This strikes me as a conflict of interest, as, when obtaining quotations for work, the higher the quote, the more money they make. Seems like a strange business…

Can I claim if Home Buyers Report has missed serious problems?
HI, I moved house about two months ago to a 3 bed house build circa 1965. It's generally in ok condition but since we've moved in I've noticed that the roof is sagging in one corner, there is crack in the tiles, clearly visible from outside the house. I think this crack is letting in water, which has rotted the roof…

Electrical Questions
Hi All, Following on from my pestering solicitor thread, I have now had an electrical report back (that I have been trying to get for 4 weeks), except it's not what we expected at all! Our surveyor essentially said the fuse box looked old and knackered so would probably need replacing, and that it would be prudent to get…
