Solicitors - how often is too often
Hello everybody, So we're in the middle of a house purchase and so far, things seem to be going smoothly. I was told by my solicitor that searches were expected back on the 12th of February and when I called up yesterday, it turns out that although some searches had been returned, they were still waiting for the local…

How to open house price negotiating?
Hi all. The long and the short of it is that we've seen a house which we really like, in the ideal location for us. It's an established area and things don't seem to change hands often. It's priced just into the next stamp duty band (£255k) so we obviously wouldn't be keen to have to pay that amount. It's been on the…

Agents terms - notice period
Well just starting the whole sales process and I tought we had decided on an agent, photos taken, measurments done etc. Received the contract today and there is a term in there I don't feel 100% comfortable with so I thought I'd gather opinions. The contract has no tie in but a 12 week notice period, term below: I think I…

Where is the best place to look for houses advertised?
Hi all We have been looking for 2 months now and whilst I know that's not a huge amount of time I think we need to start looking at other avenues other then Rightmove. Had a look online and found the following: Primelocation (this seems exactly same as Rightmove?) Emove Little House Company HouseSimple I wasn't too…

At last all ready to go
At last after 6 months waiting we are finally moving on Monday. All boxed and ready to go. This weather has caused a few late jobs, putting fence back up, swollen garage back door and leak through mastic that seals the kitchen door to outside brick work. Have put all repairs right even though house is officially not mine…

Mortgage and change of ownership immediately prior to purchase?
I know that some lenders don't like it if a property has sold in the last six months. But, what about a change of ownership from single to joint/tenants-in-common? eg: Husband adds wife to ownership to mitigate CGT on sale. Is that sort of thing likely to be an issue for any lenders?

Question about Section 21 notice dates and break clause
Hello, first time poster to the forum, would appreciate some help! I'm a tenant but I thought you guys would probably have a decent breadth of knowledge and might be able to help :) I'm currently a tenant in a flat and we've been asked to leave by the 11th April. We are in a 12 month fixed-term agreement from 11/9/13 -…

woodworm- pay for inspection?
We've bee advised that the house we're buying has evidence of woodworm in the loft. The vendor hasn't ever had it looked at or treated according to the contract documents so it could be a live infestation. I've enquired with 3 companies about getting it inspected. 1 charges 85pounds to come. 1 is free for inspection if…

Disputing a check out fee
I have just moved out of a property that I was in for 3 years. For the last year of the tenancy the landlord never bothered to send us a new contract so we had no tenancy agreement. We are now attempting to get our deposit back. The landlord is withholding it until we send her a cheque or make a transfer for a check out…

Eviction Notice - Please Help
So, yesterday I found out that my mother has rent arrears of over £5,000. Her housing benefit stopped last year and since then she has simply not been able to keep up with the rent. We have been given an eviction notice and the eviction is set to take place on the 24th of this month. I have tried calling the housing…

Please delete
I just received a copy of our transfer with deed plan. We want to know who is responsible for what fence but after looking at the plan I'm none the wiser. There are no T marks in our garden but there are t marks in our neighbours pointing toward our garden. Does this mean we are responsible for all on none of the fences?…

How long and how many houses before you made an offer on a place?
I'm curious ask to how long and how many places most people viewed before making an offer on a place? I've been watching the likes of 'Location, Location, Location' and it seems that most of the people on the show have looked at 20-30 properties or more and spent anything from 6 months to two years searching. Are these…

Legal Costs of Freehold Purchase

Should we post vendors our offer?
The question is: after you have made an offer through an estate agents is it a bad idea to send a copy to the vendors? We put an offer in on a house significantly below the asking price as the house was very over priced for the area. The offer was in line with what houses of that type on that street had sold for in the…

Sold subject to finding a place
Hi everyone, We've just had our offer accepted on our first house. However when the estate agent came back they said it was accepted subject to the vendor finding a place. Can they do this? We specifically asked the vendors prior and they said they were happy to move in with parents. However when I confronted the estate…
