Conveyancing Invoice, what is VAT Chargeable on?
Hi All, I always found VAT a very complicated area. I'm just at the end of a very long house buying process. I have the final bill from the solicitors and I'm not certain that they are charging the 20% VAT on all the right things. For example, they tell me that they have to pay the bank £39 to transfer the money to the…

Buying a flat in London
Currently my girlfriend and I own a 3 bedroom house in Leeds (worth around £135k) and will both be moving down to London in June 2012. This presents us with the following options: 1) Sell the house in Leeds, rent in London. This takes us off the property ladder. 2) Rent out the house in Leeds and rent a flat in London.…

Estate Agent Fees
We had our house valued today and hope to sell it for around what we paid for it a year and a half ago, £111,000. We have found a house to buy already and asked the estate agent selling it to value our home. They were also the same agency who sold us our home originally and they think they still have the EPC so can save us…

Drop price sooner or later?
Hi everyone, We have made the stupid mistake of finding a house we want to buy before putting ours on the market :doh:We managed to get it on within a week and with the same agents we hope to buy from (they have 3 house sales resting on selling ours so we're hoping that will motivate them!) I know I'm being impatient but…

Landlord Insurance Recommendations
So my LL Insurance is due for renewal and I thought I should do some research instead of letting it automatically renew. So who does everyone use? Any recommendations (from having to make a claim) or who I should steer clear from? Was trying to remember who Sarah Beeny did an advert for LL Insruance but can't for the life…

Buying a house short term?
First post, sorry its a question! I'm considering buying a house, however I might well have to move in two years time. I know its impossible to predict the future, but I'm looking for opinions as to whether this would be a bad (or very bad?!) idea with the current economic climate...? House would be ~100k, LTV 75% and in…

Moving out early - daft or clever?
Hi All, I'd really appreciated some opinions on whether what I'm thinking of doing is daft or not? I accepted an offer on my property 10 weeks ago and its been slow progress but I think we're almost ready to exchange contracts (hopefully) I've got busy times coming up with work and won't be able to take much time off so…

Online Estate Agent - anyone tried them?
Has anyone tried Urban Sales and Lettings? They seem to do exactly the same as highstreet stores but does it a lot cheaper. They will attend viewings etc etc. If anyone has any experience with this outfit or other online estate agents that attend viewings as well, that would be very helpful!

Landlord selling our apartment - can we ask for subsidised rent
The agent would organise about three viewings a day whilst we are at work. Nearly everyday. It is really taking taking away our enjoyment of our property as I don't want to be putting away my laptop all the time; making sure all the dishes are clean; making sure everything is put away properly etc etc Is it unreasonable to…

Shared Ownership where what how!
Hello Ok I am going to sound like a complete idiot! I am hopefully going to be a 1st time buyer! But I have no idea what to do where to start! where to complete?
We are doing our own conveyancing and selling a property. The vendor's solicitors are in Oldham and we are in Milton Keynes. They wish to complete on 5th August. We wish to complete on 8th August and here in Milton Keynes. Is that possible? How would they go about it? Are we being unreasonable?

Common parts smell like damp - should I still buy?
Hi, all. After months of looking I have finally found a flat I like. I put in an offer and, after some negotiation, agreed a price with the vendor. I got my mortgage agreed in principle on Saturday morning and my broker was going to send the paperwork off this morning. On Saturday afternoon I arranged to go and view the…

Dozy solicitor...
Please forgive me, just a bit of a rant! Things were all ticking along nicely with our house purchase. There was a period when we received things in the post from our solicitor every day for five days - great, we always sent everything back immediately, it was all good. Then we heard absolutely nothing for a week and a…

Any happy Renters or Landlords?
Is being a landlord a good move? Reason I ask is noticed a property to let near me, I checked on the internet the rent does not seem extortionate to me, the house is a pleasant one, at least from the outside, to be honest if this house was on the market I would be interested in buying it. In town the Estate Agents have…

Great house, but . . . . very overlooked
Hi all, We have been searching for ages and have found a house that ticks every box we want ticked. But, the houses behind are higher up a slope so they look directly into your garden. I get the impression that it did not bother the vendor in the slightest, so they have not bothered to do anything about it ie planting…

What counts as 'wear and tear'?
We are moving out of our rented house soon. The deposit was almost £2000 so we're quite keen to get it back! We have kept the house in pretty good condition (no pets or kids, no parties, etc) and the inventory when we moved in was extremely thorough - listing every little scratch to the skirting boards, etc - so that's…
