Freezing flat

No matter how much heating you put on, it’s always freezing in the flat. I now use both electric and gas heating all the time to keep it warm. The problem is…

Housing Schemes

This scheme has become more and more attractive to me as I don’t have to worry about high deposit demanded by lenders these days…

Area
Been doing some house hunting and found a lovely house but am unsure about the area. Been told that it's a bit dodgy but this could be hearsay. Are there any websites apart from upmystreet, that you can get a true idea of what the area is really like or would it be worth just sitting outside the house or in a nearby park…

Cost of searches for HIPS
Hello, I have been investigating doing my own HIP and I think this is pretty straightforward following the information I got from http://www.conveyancingexpert.co.uk. However, I have doubts as to whether the DIY route is worth it, and that doubt comes from the cost of the searches. In my area LB Croydon, the Local…

Landlord using our deposit Extravagantly!!
Hi - can anyone help?! We are shocked to find our old landlord seems to have used our deposit to bring the house back to 'standard' with the most expensive use of our deposit! On the list of charges - 1. We left the house sparkling and have photographic evidence of the house on moving in and it's "state" the day we left.…

When to buy HIP?
Hello, currently have 2 properties on the market and have been told by EA we can get our HIPS for about £100 cheaper (on each property) if they're sorted now rather than after a sale has gone through (if it ever does!). Can anyone explain why?

Major works coming soon
Hello. In the process of buying an ex-local authority flat in London. Just found out that the council (the freeholder of the flat) is planning some major works in 2010. They've given us an estimate of around £5000. Would I be within my rights to ask the vendor if they can contribute to this (take some money off the selling…

I had it in principle before they withdrew their products over 85% ... so 5.89% 3 yr fixed. (95%) It all got submitted online on Thursday afternoon. The…

Rent Collection
Hi all, my partner has a house that she has been renting out to a tenant on income support. Part of the rent (70%) is paid directly to my partner by the DSS and the rest of the rent (30%) is to be made up by the tenant in a monthly cheque. The tenant has not been paying their part of the rent. I am interested to know her…

International mortgage questions
I'm likely to be buying a place in Italy with my Father-in-law to use as a holiday home and to rent it out for part of the year. I've been searching the net for some kind of general resource about foreign mortgages but not had much luck yet. Do you have to have a mortgage in the country from which you are purchasing?…

Shared Ownership, Where to start?
I've been trying to read through the 100's of threads on sharedownership and pages available through Google about Sharedownership but haven't been able to find out exactly why someone should go for it, especially as a FTB. Fundamentally, doesn't still mean that your outgoings would be more than if you owned had a…

The hidden tragedy of the housing crisis...
I read this in the Sunday Times yesterday. I was so cross I nearly ripped the paper. http://property.timesonline.co.uk/tol/life_and_style/property/buying_and_selling/article3589383.ece There I was thinking that in the current climate, we should be feeling sorry for the people who face being repossessed because they can't…

Freehold Purchased - Leasehold still separate?
Hello :-) I purchased the freehold for my house recently, all went well, with no problems; however the leasehold appears to still be separate (!?!) and has around 72 years left to run. The leasehold and freehold are both correctly registered with my name and address on both title deeds. As I have bought the freehold is the…

What constitutes a 'realistic' offer?
As mentioned on a previous thread, we are selling our house to clear our debts. It has been on the market for about 8 weeks at £275,000 - mid range of 4 EA's valuations (they valued it between £260K and £290K). We really need to get as close to this as we can without turning away serious buyers. We have had about 10…

Another FTB dilemma -any advice?
Hi Me and Wife both 25, combined income of 53k, current deposit of 35k. Looking to buy a home in London, we had an offer accepted of 171k on a 2 bed maisonette that was on for 175k. Really like the house and happy enough with the price that we finally got. (Property prices seem to be reasonably firm in the area at the…
