Selling Privately & HIPs
Can you tell me, do you still need to provide a HIP if the property is being sold privately (ie, not even being marketed or advertised at all?) (Assuming this all happens past the last HIPs deadline date.) Would a solicitor act for me to buy a property if it had no HIP? Just wondering... thank you! AH
Thinking of Adding a Conservatory -Good idea?
We have been considering adding a conservatory on the back of our house but we were discussing how some improvements add value to your house and others just make them more desirable when selling and don't actually add any value. Will a conservatory add any value? We don't intend staying here forever so may not bother if it…
HELP! - New flat, shoddy work, won't sell, in big mess
First off please don't shout I me! I have been stupid and have been well and truly done over. Bought an off plan apartment back in Feb for 87000. Given all the talk, nice area, seemed like good development. Was told would be ready for April. Finished in October. Was told that if I had any problems I had 10 days to get back…
Are we being mean?
Sorry this is a bit of a long thread.... OH and I found a lovey house a while back and made an offer (well a couple of offers actually) - It was on for 288 and we decided our final offer would be 280. The estate agent came back and said if we went "half way" the owner would agree to it. So after much discussion and…
Council Right to Buy Scheme - HELP
Hi, I have a little problem for you. My mums partner has the opportunity to purchase his dads council house that he has lived in for a number of years. However, the house has to be firstly purchased by his dad, and then transferred over. This shouldn’t be a problem as the contract states that transfers can be made to…
Please Help-Transferring Mortgage
I welcome any help or advice on this please..... I have £55K left on my mortgage. The house is presently worth £140K. I bought the house 8 yrs ago for £65K. The house is a family home and we all chip in to pay the bills and mortgage. (My dad, mum and brother) I have some plans for the future involving travelling and living…
Tenant posted key to me - and it hasn't arrived....
My tenants moved out last weekend, which I'm rather glad about as they have been a pain of whinging complainers from the word go! (Take the time for example at 11 p.m. at night when they rang full of vitriole because the washing machine worked. It turned out that they hadn't plugged it in. We didn't even get an apology for…
Relief on Buy-to-Let

I mean, can you claim back the following: Car expenses in looking for a property Locks for the doors Tools Does anyone know where I can find out about what I can claim back. Thanks in advance, Lsjhoa.
Do I need a solicitor????
Hi Everyone, Will be buying a house (circa £300,000) with a 70% mortgage (no sale of other property) Is there any legal reason I need a solicitor for the purchase, surely I can arrange the searches, surveys and draw upo the contracts myself thus saving loads ?????? xx
Sense check needed please ...
Please follow my line of thought... 1. We've just had the report from our purchase which finds evidence of subsidence from neighbouring trees and the mortgage company will not lend against it. Devastating news as we loved the house but have to walk away now. 2. We have progressed with our buyers and should exchange before…
Scammers - Mann Countrywide?
My mother has had her house up for sale for the last 8 months with these estate agents and has nothing but problems and she has just told me their fees which seem rediculous. Some background information: They initially valuated the property well above its value, it was only when my mother questioned it they thought…
We have a housing shortage if you ignore the 840,000 empty homes
So fundementals are good for price rises: A REPORT by Bricks and Mortar last month on the scandal of Britain’s 840,000 empty homes provoked an extraordinary response from readers. There was a sense of outrage that local councils, in particular, were allowing properties to stand vacant, unrepaired and unmanaged. In other…
Tenancy problem - 6 month renewal
My wife and I have been living in the same rented flat for several years. Its been good because its in a nice area and we can afford it, but, the landlords will only give us 6 or 12 month tenancies each time. The contract actually says if we dont give 1 months notice before the end of the fixed term then it automatically…
