House selling high and low.

Finally decided to put my FTB house up for sale last night and it hit the adverts site this morning. Last night was tearful in fear that no one would buy it. Today lunchtime agent called to say they have booked in over 10 viewings at that time.
The house has tenants. I know I could wait for tenants to leave but we are currently house hunting for a property- put an offer in yesterday which was turned down and EA said we'd be in a better position if this house has an offer on it or sold.
I was concerned about getting a couple of viewings expecting it to take some time to sell and surprised at the number of enquiries today.
Honestly I feel completely overwhelmed. Slightly sad (at selling the house I had for 10 years) shocked by the level of requests today but just want to get rid of it now and move on.
Is this normal?

10 years is a significant part of anyone's life so it's going to be bittersweet selling a house you have had so long (especially if it was your first love!). We recently moved from the house our daughter was born in (home birth, the walls still carried the blood stains when we left, TMI!). We were consoled by the fact we have moved onwards and upwards to a far better place that is better for our futures so whilst we do miss it (and occasionally pop back to have a look at the old street and do some of the old river walks) we do accept it as a big part of our lives even though we were only there for 3 years.
In terms of selling a house with tenants you need to ensure your purchasers can gain vacant possession (unless they are buying to rent), it can be very difficult to remove stubborn tenants who want to stay put (think 4+ months plus through the courts). When we come to sell our rental we'll get rid of the tenants first just to avoid the potential issues of selling with a tenant in can cause. Plus, personally, I don't think it is very respectful having tens of people traipsing around your tenants house - but that is just my opinion.

We've just sold our first house and I was the same as you the day it went on the market, terrified no-one would want it. There were only 3 viewings booked on the first day - it sold to the first viewer within an hour (this is the SE where things have really been taking off).
We move next week, and I'm going to be more than a little sad to say goodbye after 5 years.0 -
Remove the tenants.
Selling with tenants is going to put off many buyers since there is no guarantee the tennts will leave when asked (or what condiion they might leave it in).
Many buyers will not start spending money on searches, surveys etc till the property is empty.0 -
Misssaver12, I am in the same position, 10 years in my property bought when I was single, now married and moving to a bigger place. I was tearful when estate agent left tearful at every stage seeing the particulars on paper, the board going up. my place sold in less than a week! frantically trying to find somewhere now, just want it all to be done with & on to a new chapter in our lives .Sealed Pot Challenge (5) #1676 237.56/ £500

Thanks for the responses, it's good to know that it's not so strange reaction.
My tenants leave in 2 weeks time (their decision) so there is no issue
with them leaving, it also means the house is not empty whilst being on
the Market as I leave some distance from the house now.
I was concerned that I would get no viewers and discussed with the EA
about putting it on the Market or waiting. The tenants also paid a large
deposit which is only released on leaving the property as long as it's in
the condition rented to them, so I have no concerns it will be.
I have over 25 viewings for the property which is in an open day ( House
within M25 zone) next weekend for one day, with an offer on the table I Will feel a lot better, after going to the house and checking things were as I
would like ( I employed a gardener to do the fences which had come
down and tidy up generally)
Stress levels are up and down at the moment as I seem to be juggling work, selling the house and we have found another property we like which is overpriced and negotiating on a price to purchase that.... Or walking away ! Although the nerves are wondering if I should wait till there is a definate offer on my place. I expect until it's signed and handed over I will be stressful about it.Making saving money part of my life.0
