    It last sold for £160k in 2014 when the asking price was £169k, which if price indexes are to be believed puts it at about £172 now.

    I have no clue on the area, but there's 2-3 bed houses for similar money i prefer the look of round there.

    It's all down to how much you like it and want it, at the end of the day a house is worth what someone is willing to pay for it.

    If it was me, i'd go in with an initial offer of 162 and look to pay no more than 170, justify your low offer by saying the one in the same road with the loft conversion was up for the same, presumably sold under asking and is much nicer. But that's just me.

    Or you could try to guzzump the people that got the loft converted one, depending how far along it is, but that would be immoral, don't do that.

    It's a two bedroom house. Only buy it if you want a two bedroom house and make sure you don't pay a three bedroom price for it. The one next door was up for £150K (we don't know what it was sold for) a few months back but didn't have a conservatory. If that was accurate then this should be up for 150 + value of conservatory - hassle/cost of taking down stud partition. I wouldn't have thought that would come close to £30K.

    Thanks everyone I am happy to buy a 2 bedroom house but then want to pay for a 2 bedroom not a "3 bed" if so.

    I love that first house - the decor is exactly my type of style and I like the retained original features - something the original house I posted seem to have got rid of. It's a shame it's already under offer.

    The second house I am actually booked in for a viewing on the same day as the original house :P

    The third house I am not too sure about but will think about it
