Hi there,
In the process of buying a house. I have agreed to pay more than I'd ideally like to on the understanding that vendor has agreed to leave all domestic appliances and furniture items. They have handed us an inventory with everything listed.
My question is, is whether or not it would be possible to include the inventory in the terms of the sale, and whether or not this will vastly inflate my legal costs.

Shouldn't inflate your costs.
Are you buying at a stamp duty threshold? If so, be aware that HMRC will scrutinise your list of F&F very closely and only expect you to pay the second hand (ebay-ish) price for standard goods. This would be a big tax risk for you if the prices are close to full price and I'd expect your solicitor to advise you accordingly. If you're not close to a stamp duty threshold then this comment is of less relevance!0 -
