We need your help on areas to start our search - it's been a long time

Mrs Grinch and I have just accepted an offer on our home of many years. The buyers have indicated completion before the end of April so they can port their existing mortgage.

We need your help with our own property search for areas we can consider and if our budget is realistic based on the following.


o At least 4 good sized bedrooms

o Detached

o North of the Thames

o Within a mile of a London tube or an Overground station.

o Garden at least 100 foot

o Within a 20-minute walk of a high street

o We have a separate budget for updating to our tastes.


Ideas for areas we can look at will be very helpful

We have budgeted £990,000 for the actual purchase plus extra for SDLT, survey, legals, valuation, removals etc.

    I used to live in Bucks and for that budget I would look at Amersham and Chesham if you’re prepared for a bit of a commute. Chesham is cheaper than Amersham and I really like it as a small town. It’s at the end of the Met Line and is very rural. Amersham has a more regular and faster service into London than Chesham, using the Chiltern Line into Marylebone or the Met Line all the way to Aldgate if needs be.

    If by “London tube station” you literally mean in London itself, I’m not able to offer much in the way of advice but good luck with your search.

    Thank you. have amended to include overground. I guess we would also consider the Lizzie line also.

    Yes Mutton Geoff. We want to open up new ideas as that was specific and felt a new thread more appropriate. In fact, it has given us new areas and that's what we really want - to hear from experiences of people in areas and not just links.

    If you have experience of living in any of these areas please share.

  • A friend rented a house in Theydon Bios, always liked there but was a bit beyond my budget which is somewhat less than the OP's

    It would be easier if you specified what sort of area you were looking for. Easy access to local supermarkets, specialist shops, cinema, coffee shops, restaurants? Or happy to be in the midst of miles of suburban housing? What sort of destination for transport facilities? Schools?

    An interesting mix of units - how far can you walk in 20 minutes?

    And what do you expect to find in the high street when you get there?
