    Always have a back up against very last minute cancellations, it's happened to me today. Before booking check google maps for possible reviews.

    Not something I could do, would need alot of trust in them to not trash the place.

    The policy is that each party leaves feedback after the stay. If there's any damage the feedback by the landlord/lady will prompt Airbnb to compensate and/or ban them. The percentage of bad reviews regarding damage is very small in relation to positive ones. I've rented a few times and am going to again when I return to the UK in Dec. It's a way for people with rent-to-buy properties to pay off their mortgage or earn money.
