We're in the process of moving and hope to complete in March, we have sold to friends of our neighbours across the road who came to view our house a couple of weeks before xmas and have offered us more or less what we want for it
Everything seems to be progressing nicely, we have found a house we want to buy, everyone has solicitors involved, searches underway etc but I am stressed
Our buyers still haven't had a valuation done on our property yet, they own their current home outright (won the lottery a few years ago!) and although they have had it up for sale, they are now going to rent it out, their purhase of our property isn't dependent on this as they have the money
My husband did phone them a few nights ago and they said they will chase the valuation up, they seem to be desperate to move as they are having major issues with their current neighbours and say they can't wait to get out
I don't think they have any issues getting a mortgage due to their current financial status, when we met up just before xmas they told us they had been given an AIP but were looking at other mortgages to see if they could get a better deal than from their bank
We have had a bit of difficulty getting a mortgage but it is all sorted now and we had the valuation done Friday which is why I am concerned they haven't had theirs done yet, do you think I should be worried?, I have to now pay for searches myself and don't want to be shelling out anymore money until they have had the valuation done on our house, they certainly don't give us th impression they would pull out as they're always keen to talk when we ring and say they are still looking at a March move and they do have solicitors now dealing with ours
am I just overreacting?

If they have sufficient cash to buy your house outright without a mortgage, then they do not need to get a valuation done. In their position, I would get a survey done, but it is not a requirement. In case you hadn't already worked it out - the entire global financial system is predicated on the assumption that you're an idiot:cool:0

If they don't need a mortgage they might not bother with a valuation. It's the banks and building societies that insist on a valuation - my mother bought a flat outright last year and didn't bother with a valuation (though I think she ought to have done).I used to think that good grammar is important, but now I know that good wine is importanter.0

Obvious problem here was the intervening xmas holiday period which will have slowed everything down. You've contacted them and they have responded. Give it one week from the date of your contact and if you have not heard from the surveyor for the purpose of making an appointment then call your buyer back and explain as nicely as you can that the delay is causing you issues which if left unresolved may imperil the transaction, something neither of you would wish. Ask if they would be kind enough to contact their surveyor and ask them to call you back with some firm date/time for the survey within the next 2 working days so that you can both move the deal forward. Don't ask for the surveyor to make the call it's just too easy for third party arrangements like this to drift if the primary parties don't get involved in managing the process.0
