Question about knocking down a wall
xxxpinkladyxxx
I'm soon to move into my new house. I want to know what happens if the previous owner has knocked down an internal load-bearing wall without getting permission.

Have you exchanged or completed on this purchase yet? I am no building expert but doesn't a support need to be put in place to make the property safe now? And this is presumably what you want done?
The only leverage you have is if you pursue this before exchange - if you back out afterwards you lose your deposit. I would speak to your solicitor about getting this rectified before you exchange contracts. I am not a legal expert either but this is how I would approach this.0 -
xxxpinkladyxxx,
You have already got two threads on this board asking how to knock down a wall.
Knocking Down Internal Wall
Knocking down a supporting wall
I have deleted two others in the same vein and sent you private messages explaining why.
Please will you refrain from starting new threads, when you have already posted a thread on the same subject. Just add your question to one of the existing threads.
Thank you,
Pink0 -
If you read my posts, you would see that these are completely different issues that is why I have done them separately!!!! :mad:0

You seem to miss the point though that people will get fed up answering the same questions and as this seems to be a conveyancing question would be better asked on the House Buying/Selling boards.0

I think maybe you could have put them under the same thread......(he says......looking for the bloke hiding under the duvet smiley...)
"What do you do if someone has already knocked down an internal loadbearing wall without permission ?"
"Do you need permission to knock down an internal loadbearing wall ?, or can anyone do it ? "
"How much does it cost to knock down an internal loadbearing wall ? "
You can get all your answers in one go

well, actually, you can't. The amount of times I asked how much it is likely to cost. The answers I get are never the ones I'm looking for. They are always "are you sure you want to knock down that wall, it may ruin the effects of the house" or "you need to think about this first" blah blah blah. So the reason I start a new thread is cos people hijack mine and don't answer the question I put to them!!!0

Well lets see if I can help and put your questions together:
1st I want to knock down the wall in between my living room and dining room but was wondering how much this is likely to cost. I am pretty certain that this is a supporting wall.
your question was answered in various ways and it was suggested you need to get quotes
2nd I want to knock down a supporting wall that is in my house. My boyfriend's dad is able to do it, although he is not a builder, but he has done this before. The only thing I want to know is do you have to let Building Control know about this or can I just go ahead with it?
here you say your boyfriend's dad is able to do this work so this then makes the first question immaterial unless you are paying him for a homer.
Lots of good advice given regarding building control and plenty of links.
3rd I'm soon to move into my new house. I want to know what happens if the previous owner has knocked down an internal load-bearing wall without getting permission.
now you seem to be moving house instead of knocking down a wall in your existing house and so this question is a conveyancing question for your solicitor to check out.
Forgive me if this sounds now as if you are asking if you can get away with removing your internal load-bearing wall without gaining the permission that other users have gone to the bother of checking out for you.
I am sorry you find you are not getting the answers you want, perhaps you need to come clean and actually ask the correct question in the first place? Would you expect to get a quote for work over the phone without giving details of exact sizes and the work required?0 -
Apologies for putting the thread back on topicxxxpinkladyxxx wrote:The amount of times I asked how much it is likely to cost.
Unfortunately pinklady there is no straightforward answer to your question as it depends on many factors
1) where in the uk you are based
2)size of wall
3)whether there are any services incorporated in or on the wall (electric, gas, water , phone etc)
4) size of steel required to support upstairs
this list could go on and on ,so sorry could not be more concise in my answer but as other people have said - call in the cavalry and get some quotes"The world is a book and those who do not travel read only one page."
happy travels !!
