Seen the house of my dreams! but not sold ours yet :-(

Yesterday we viewed the house of our dreams, we really really want the house, but ours isn't sold yet.

Do you think the seller will take us seriously at all if we put an offer in?
The seller doesn't live at the house anymore, but his Daughter rents it from him.

    They'll take you seriously but probably won't accept anything under asking price. And even then they won't take the property off the market until you are in 'a proceedable position' ie under offer on your own property.

    Its hard but I'd advise you don't even make offers at this stage. Once your under offer things change drastically. How much harder will it be to take if you get an offer accepted but he keeps marketing, then someone else comes along before you can sell your house? Much easier on the emotions to lose it now than when you think you have it in your grasp....

    Probably not what you wanted to hear sorry.

    We are in the same position.

    We've actually seen two houses that we would buy, but ours hasn't sold yet. We've only been on the market 3 weeks now and have had a couple of viewings every week, but no buyers as yet.

    We haven't put in any offers, are just sitting and waiting.
    But it could take a day, or it could take months to sell ours.

    So our philosophy is that yes, one of the two houses we would like to buy are there at the moment, but if they go then so be it.
    There will be others on the market when our time comes.

    I think you've got to be this way so as not to get too emotionally involved.

    You could try making the case that if they accept your offer they will no longer have the hassle of viewings and can leave the hard word up to you.

    We have just moved in to our dream home.
    Been away for a while.

    If it really were the house of your dreams, it wouldn't be so easy to find.

    Relax, do things the right way and negotiate the best price on another house of your dreams when you are in the right position.
    Everything that is supposed to be in heaven is already here on earth.
