Send a friend to view the property before you see it.

Get that friend to really pick up on all the bad points/make some up too!

The friend puts an offer in no where near the asking price.

    Then......

You come and view the property, put in a better offer and maybe it will pay off.....

If you end up getting the property at a price well below what you would have offered without this setup, then it has to be worth it.

I understand this is not a well mannered thing to do,but do others have stories of underhand tactics?

    good lord.

Im so glad Im not dealing with your mate. And they say EAs are dodgy!

WHat would happen if the vendor accepted the 1dst offer, and was too principled to gazump? At what point would your mate say, "oh sorry im not actually interested, I just put you through all this on the offchance a mate could save a few quid?"
 Well aint funny how its the little things in life that mean the most? Not where you live, the car you drive or the price tag on your clothes.
Theres no dollar sign on piece of mind
    This Ive come to know...
So if you agree have a drink with me, raise your glasses for a toast

That's an interesting (if immoral) tactic...Do we know if it ever works?

And so many people these days are making a mint out of rocketing house prices, it would be kinda hard to feel too bad about it.

    It did actually.....

A house in Torquay several years ago was the one in question.

It was on at £52,000 (3 storey,3 bedroom,2 bathroom,2 lounges) you get the drift.

To cut a long storey short it was purchased for £38,000

Something tells me the property was overpriced.

The vendor probably overpriced by £20k and was happy to only come down by £14k and made £6k more than he/she wanted.

As a Money saving idea, it's somewhat flawed.
Well life is harsh, hug me don't reject me.

It certainly wouldnt work against me or make me lower my price. I have a figure in mind of what I need to move, and how much extra Id like,.... Im sure its the same for most people. They wont just take any old offer!!

    Very valid point!!

If you have a property in mind that you want to move house for then you know what price you would want to achieve for your own house to enable the move.

One thing we have to remember also is if we paid say £150,000 for our house 10 years ago and it is now worth £320,000, you also have to think about the price of the one you are buying ie it may have been worth £200,000 10 years ago but is on the market now for £380,000 it's all horses for courses!

Did you pluck these numbers from anywhere in particular, or are they just as arbitrary as they seem?
The above facts belong to everybody; the opinions belong to me; the distinction is yours to draw...

LOFL. This is one of the daftest things I've read. I just tried to imagine your mate coming round to 'buy' my place! Very funny, now get on with your homework...
