                    Hi
Ive currently in the process of buying a property and all walls have artex on them which i would want changing.
Its only thin stuff so i imagine (i may be wrong!) that this can be skimmed over. Its about 17 years old so no danger of asbestos.
To give me an idea of how much this may cost does anyone have any idea how much a room the size of 13 8" x 20" may be - just a rough price? Also how long would an area this size take to do?
Thanks

Hi gazza,as you say if the artex is fairly smooth then yes you can get away with skimming it.Asbestos was mainly around in the 80's,so if its only 15yrs old then you should be safe.As for a price, depending on where you live prices may differ, but i think you could be looking at around the £200 mark, this should include the materials too.0

is it not better to remove the artex altogether?
We have it on our ceilings and I'd like to get shot of it and have plain, glossed, smooth ceilings?!
What sort of price to remove, skim and then gloss a ceiling (normal sized room)? You'll always miss 100% of the shots you don't take - Wayne Gretzky
Any advice that you receive from me is worth exactly what you paid for it. Not a penny more or a penny less.0

Thanks Jason - how long would you think it would take - a day or less?
my understanding is if its pretty smoothe you may as well just skim over it as it will be more expensive to replace.0

In some cases you would have to remove the artex, but if its not damaged or blown off the ceiling then i will always skim over,to remove the artex would cost alot more as it would take quite a long time,But to reskim an average size ceiling could be about £130-£150,but to do as you said remove artex, skim then paint, this could be about £250-£300.
Gazza for a room that size,i would allow a day for.0

re you meaning JUST the walls have it, or is it ceilings too?
I'd think it's worth getting BOTH done at the same time, to spend a bit more £$£$, but the messy job all out of the way in one go. Plastering is a VERRRRY dusty affair.
If you're interested in contacting a company to give you ideas of cost http://www.acplastering.co.uk did our old house & the new place too. (No connection other than satisfied customers!)
