2nd mortgage for 2nd property?

My daughter bought her first house a year ago, it was run down and needed renovating from top to bottom, she got it at a good price and has done it all up. There is a property come up now that she would have gone for hadnt she bought this one last year. What we would want to know is, would she be able to rent out her existing property (mortgaged) and buy this second property or would she have to sell to move????? She didnt really want to sell this one if she could keep it but we arent sure if she will get a mortgage for a second property.
