Conveyancing Fee's

We are helping my mother in law to buy a little retirement flat , and was a little suprised with the cost of the conveyancing.
Although the standard fee is £395 + vat when you add on the additional costs like admin costs, local authority searches, enviromental searches etc the total cost of the quote is £1450.
Does this sound expensive or about right ??

  • I spent the majority of yesterday calling around solicitors in my area for conveyancy quotes. Including VAT, the cheapest prices I found was £659, but this was for a Leasehold house - and I am based in the north west of England.

    That said, the most expensive wanted to charge me £1,190 - so it pays to shop around. It is a pain in the backside devoting two hours of your working day to calling people, but you can save a lot of money.

    They worked out the cheapest for us and so far so good. See all the posts by Dfarry to get a better idea of their service.

    These are the fees my Solicitor is charging me for the purchase of my one bedroomed flat:-

    Standard fee: £350
    Search package: £195
    Land Charges search: £1.00
    Land registry search: £4.00
    Registration fee: £100
    CHAPS fee: £29.38

    TOTAL: £740.63

    The flat i'm buing is for £78,000 and i'm based in West Yorkshire, but I suppose it depends on your region and property price etc....
    This space is available to rent... :D
  • You think that's bad - my jaw hit the floor when I got a quote of £3006 for mine. Conveyancing warehouse brings it down to a mere £2436, so they're the front runners at the moment, given the positive feedback they've received here...
    Finally a happy home (and mortgage) owner...
  • do the fees include stamp duty????

    Yes, thankfully my fees are including stamp duty at about £1800. £1200 for the rest still seemed a bit over the top, though. I hate buying in the SE...
