  • My solicitor sent the money to the sellers solicitor just after 4pm through is own terminal. sellers solicitors said he did not get it.the next morning when I went pick up the keys the seller sais he would do the competion if I pay him 70.000 20% of the property valew can anyone advise

    I think it looks excellent. I'd add into the 'what you can afford section' reference to potential life changes ahead which will impact on income e.g. pregnancy or reduced working hours.

    On the 'questions to ask the seller' section, the first 2 (stopc*ck and phone supplier) should already have been covered in the property info form.

All classify category 3 Urgent repair or replacement is needed now.
    I decide to re-negotiate the price with the vendor and the letting agency. However I would like to find experts companies to get a quotation for this matters/ Any one can help me?

    First - you'd do better to start a new thread. This one is to "Discuss the MoneySaving guide to House-Buying"

    For damp, you need an independant damp specialist (not a salesman from a damp proofing company).
    Same for infestation.
    Also read this on damp and infestation.
    For chimney, drains, fireplaces,bathroom etc you need a builder.
    For electrics you need an electrician.
  • I think the 'what can you afford' section is missing out the critical issue of understanding mortgage and interest rates. Most people only look at the initial payments to determine affordability, which is utterly stupid given past interest rate cycles. This point needs to be underscored doubly.
