Self build.

Has anyone had a property built for them ?
Any useful websites ?

    Surely it isn't self-build if someone does it for you!

    We have been thinking about it for a while, but land is hard to find in the area we want

    Hi, My husband and I are at the roof stage of our first self-build, we are project managing it ourselves and using sub contractors, whilst running a garage and working full time as a nurse as well as having two children.

    we lived in a mobile home onsite from august last year till 4 weeks ago, when we bought a house to live while we finnish building- I would not recomend a mobile home, very cold in the winter, very hot in the summer, very cramped.

    It has been a very stressfull experience as you never know whats going to crop up, for example when our groundworks guy started he uncovered the basement of a 16th century clunch cottage, complete with fireplace, stairs and floor, this had been filled in the 1920's we later found out, to fill it it cost £5500 worth of extra concrete, nearly wiped out contingency fund.

    The best advice I can give you is thoroughly reasearch the area you intend to build, for problems like above, get advice from those who have done it!
    budget for everything, be realistic, and always have a contingency fund and double what you think you will need for that fund.


    Also take out your Nhbc/zurich insurance before you start and you will save a couple of grand, wish we had:( it cost us alot more, because we had already started the build.



    the best website I can recomend is homebuilding & renovating online, google it and it will come up, also they have an excellent magazine, which you can get at newsagents also the self build magazine.

    there is also a book, cannot remember what its called, but if you searched for self build in amazon it will come up.


    sorry about the long post, I am passionate about self build, and despite the stress will be doing it again, gradually increasing plot size, untill I have a few acres and a enviromentallly friendly home, and self suffinency (sp)

    Do you have a mortgage ? Was it easy to get ?

    Im unsure if we would be able to as we are only 23. We have a buy to let property as well as our own and we was really limited on lenders for that because of our age.

    Ithink what we would do would be sell our home, move into our smaller property that we rent out whilst it is being built.

    What made you decide to do it ?
    How much do you think your total spend will be and how much do you think your home will be worth ? x:T

    We designed ,and had built , our present house 18 years ago. Back then there was barely internet, so can't help you with websites. We are in Scotland.

    Ours went quite well. We had a timber frame company to do most of the work, but we did a bit ourselves....kitchen and utility installation, vanity units in bathrooms, all tiling, telephone wiring, TV socket wiring, beech floor in hall, block paved driveway,garage doors, all the garden, fitting all lights.........and probably some things I can't remember!!

    We designed the electrical and heating layouts, and chose everything that went into the house........bricks, roof tiles, insulation, windows,doors, staircase, woodwork, garage doors, sanitary ware, wardrobes, CH boiler, extractor fans, sockets and light switches etc etc.

    It was great fun, but also a lot of hard work as it is quite a big house (320 sq m in all) We made regular inspections to make sure it was being built the way we wanted, and we did have to pull them up on a few details.

    The most difficult bit is finding a building plot, that is where you need to start. I don't see that your age should have much bearing on anything, as long as you have enough to get started, and enough income to finance the required mortgage. Lots of banks/building societies do self build mortgages. The money will be released to you at certain stages of the build, probably on an interest only basis, then when the house is completed the proper mortgage will start.
    We spent £160000 (depending on what all you count) and it was worth about £250000 a couple of years later.
  • Not sure if i would have enough funds i can only get a normal mortgage of axp £190,000. would this be the same for a self build ? Im going to have to spend at least £100,000 on the land alone :confused:

    It depends on the size of house you plan to build. The land nowadays is the major part of the cost for most people. We paid £25000 for just under 1/4 acre, nowadays this plot would be £250000 at least, and the house is now worth £450000.

    The more cash you have up front the better. I woud aim for a 20% deposit at least. We had to pay for the land ourselves, but now they will lend for the land too. With your £190000 mortgage and some equity from your present properties it should be enough, unless you are planning something really palatial!!!
  • i only want to sell one property - have about £20,000 after clearing all my debts and finance.

    Not planning anything amazing - just a 4 bed detatched.

    I really dont know where to start ! In the industry i work in there will be people to get a lot of advice from but dont want to discuss it till i know a bit more.
