Emulsion walls and paint woodwork in modern 2 bed apartment - how much is reasonable?

Hi,
Usually do painting and decorating myself (or with help of family) so not sure what a reasonable price is for refurishment - Emulsion walls and paint woodwork in modern 2 bed apartment.
Lounge 17'0 x 11'3 max (5.18m x 3.43m max)
Bedroom 1 17'5 x 11'1 max (5.31m x 3.38m max)
Bedroom 2 14'6 x 7'11 (4.42m x 2.41m)
Kitchen 11'2 x 8'0 max (3.40m x 2.44m max)
Main Bathroom 7'1 x 6'0 (2.16m x 1.83m)
En-suite bathroom to bedroom 1
Hallway
So far have just taken quotes via email. These are the best:
Supplying my own paint: "£400 for emulsion painting of approx 75m sq. And glossing of up to 30m sq."
They supply paint: " Cover all flooring/furniture.Fill cracks & holes were required (inc' caulk to woodwork cracks),apply emulsion to ceilings & walls ('touch up' soiled & filled areas and 1 full coat),fully sand wood & 'touch up' some areas with undercoat,apply 1 coat of satinwood or 'dulux once' gloss to all woodwork. £680.00. inc' all materials."
Any thoughts?
If I am buying the paint is it worth paying out for dulux trade or similar?

£680 for all the paint and the work you describe is fairly cheap, is the walls going in the one colour?, or are you having different colours thoughout?
Did matey mention how long it would take, and what make of paint he will be using?

All walls in one colour. No ceilings.
Apartment I rent out for short term corporate / holiday lets..
Supplying my own paint was via my hammer.
With paint was direct - response to emails I sent to painting and decorating companies.

thats a gd cheap price but really you should always always get them to come out and look b4 a quote is made.If you want to get with me there's some things you got to know,.

£400 quote have now said that they can start this Thursday and it will take their 2 men 1 day to do. Is this realistic?

So even ignoring the 2 bathrooms , 2 men are going to paint woodwork and walls of 5 rooms in a day. I would say that's totally unrealistic, unless your expectations of a quality job are extremely low (can't imagine there would be any preparation). I suspect the time required will lengthen and the price will rise accordingly.0

Sorry, but your asking for trouble, I can tell you exactly what they will do.
They will put 1 coat on walls, probabaly emulsion the woodwork as an undercoat, then whack the gloss on top.
they will be rushing like mad to get it done in the one day, you say there is no ceilings to be painted, but I'll put money on it that will need painting after they are finished, as they will probabally get the colour on the ceiling. :eek:
They have so much to do in a day, sheet up, cover furniture, rub down walls and woodwork, fill and make good where necessary, then paint, then clean up, hoover and tidy up, no way will they do a half decent job in that time.
Next it will be...., sorry guv, (maybe with a polish accent) couldnt finish it all today, so have to come back tomorrow, which means guv we need to charge you XXX, you will agree, as you know that the job is 3/4 of the way finish, they will probabally smell your desperation to get it done, and you will have to pay to get it finished.
I hope I am wrong, but I am a decorator, and have over the years had to work with other decs, or gone in after them and put right 1 day jobs.
if you go with them, get an email or something from them detailing what they are going to do, ie, 2 coats on walls, suitable undercoat and gloss for example, sheet up, mask up carpet (and that is not a 5 min job either), get all this down in writing.
Might be a good idea if your there as well, as you will be able to see what they are doing.
BTW if they are poles, just check they dont add water to the oilbase undercoat to thin it out lol, its a party trick of thiers.0 -
Theres no way that could be done in a day on a furnished flat. to include protection, masking up 2 coats on walls and U/c and gloss.Oil based U/c has a 24 hr recoat time, Think I would go elsewhere0
