When is the priority search done?

Our priority search was done after exchange? This revealed a notice on the property. The buyers solicitors were aware of this and so exchange shouldn't of happened. Could this have been picked up earlier?

    Well, the priority search of the LR could have been done before exchange. One of the solicitors who posts here regularly said that it was quite normal practice to leave it until after exchange. So, whilst this position could have been avoided by doing the priority seearch earlier, it does not sound as though the solicitor was in any way negligent in leaving it.
    No reliance should be placed on the above! Absolutely none, do you hear?

    We ordinarily do it post-exchange, although sometimes sooner because of the limited time between exchange and completion. The priority period can expire if it is done too early, making it necessary to do again. The main thing is that it is done and any entries picked up and actioned.
