Renting Unfurnished but oven has broken

Hi all,

I am private renting an unfurnished property. The oven (or specifically the electrics attached to the gas oven) has somehow managed to trip the circuit breaker twice, so I have had to take the plug out and now I can only use the hob, not the grill or oven.

Anyway, as this is technically a bonus, having the fridge, freezer and oven built in, what do I do or should I expect to happen? I don't want to have to buy a new oven this close to Christmas.

I will contact the landlord to tell him, but just wondered where I stood/what to expect really.

  • If the landlord supplied electrical equipment it is implied as included in the tenancy and they are bound to maintain it, unless you specifically agree otherwise.

    Just because a place is advertised as unfurnished doesn't mean they can ignore repairing obligations.

    You can expect to get it repaired. You rented a property with an fully working oven and that is still what you are entitled to. It is the LL's responsibility to pay for it to be repaired and not yours.

    As the others have said, if the landlord supplied it then it's his responsibility to get it fixed. They are supplied, they are not a "bonus" and the LL can't try to suggest they are. Just contact your LL and he'll probably be really good and have a little man there asap.

  • When I moved into my unfurnished rented flat in August the letting agent managed to break the integrated oven door when she was showing me that it had been cleaned! She obviously arranged for it to be fixed, but then we discovered the oven didn't work. The letting agent sorted it all out with the LL and the oven was fixed within 3weeks by them at no cost to me, and I had £50 knocked off rent for inconvenience!

    So your LL should fix it for you.

  • Yup, if there was an Oven then it must work & it must be safe from a Gas & Electric perspective: Or a new arrangement made. LL can't get out of his obligation (unless T broke it...and he can prove than..)

  • Quick update - he ordered a new one and came and replaced it within 2 days so I guess he is a good landlord :beer:
  • Yes, he is! I'm responding in order to bump this thread so all of the rabid landlord-haters on this forum can see that they're not all a-holes, mercilessly ripping off their tenants and ignoring their obligations.

    i got a call at 9.00pm from a tenant last night demanding an emergency plumber.... we sorted out switching off the water till morning.. i got there at 8.3am - wont answer the door, wont let me in.....

    its them that is now cold.. not me... crazy.......

    i try very hard not to tarr all tenants with the same bad brush, as 95% of tenants are perfectly great people......
