Building own house vs Buying

Hi All
Looking for some advice on the cost of building my own house vs buying one.
I have the money in cash, and know a builder who says he can do a 4 bed detached for around 100k
obviously I need to buy land, any ideas on the cost of this?
Also, would it work out cheaper to just buy an existing house?
any pitfalls or advise appreciated. Has anyone any experience on converting barns into houses? does this generally work out cheaper than buying?

Cost of land varies greatly on where it is so it could be anything from a few thousand to over 100k.
Getting utilities in can also be a huge expense.
Any person I've ever known to build their own house says you end up with a house worth more than you would have had if you had bought the same thing. So i guess that makes it cheaper.
But I've also heard that you need a VERY good project manager if you can't deal with it yourself. Building a house may sound simple but there will always be unforeseen things that require money and decisions to allow the job to continue.
Might also be worth getting a few quote from other builders to see if you can get it cheaper.
I'd also be wary of making the house too "different" because at some point you'll sell it on even if it's when you're going into a care home and need the fees paid!! If it's too individual it'll put many buyers off and limit your market.
I suppose it's the type of thing that many people would like to do but either can't afford it or don't have the know how.

Getting hold of the land can be tricky. Decent plots get snapped up by serial builders. In fact an EA told me the other day they probably wouldn’t even let me know if they had any decent land on their books. The reason being they would rather sell to a developer (first set of fees) and then the developer would sell the completed house through them (second set of fees). I can’t really blame the EA’s for this as they are a business, but it does stink.0

Cost to build a house ranges from £100 sq foot to sky's your limit depending on quality. £100K I guess you are looking at a house around 1000 sq foot - tight for 4 beds!!
However, that's the simple bit. Land is very difficult to get. I've been looking for 18 months and it's only now, after building up relationships with the EAs, that I'm being offered stuff.
In terms of cost of land that depends where you are. You do not say in your post.
Typically you can save anything from 10-30% building over buying - depending on how well you buy the land and how effective a project you run. So as an example - £250K for land, £230K for build = £480K total cost. Around here in Poole that would be sold on the open market for anything from £570-£650K depending on market (so a saving of 15-26% if you build it yourself)0 -

A mixture. Many developers cannot raise the finance right now and the EAs know I have cash so I am being offered some good stuff as they know I can move but there is also some crap that the developers don't want as well (and, surprise surprise, nor do I
