Haggling with national housebuilders on a new build?

We have seen a new home we like that is built by Persimmon and am after some advice on haggling to get the best deal.

The development is nearing completition and there are only 6 properties left to sell (3 of which are already built and they are pushing for moving in by Christmas which we have no problem with - and their end of year accounts are at the end of December which may be the reason for them pushing this )

The development sales office is closing at the end of the year with local agents then selling the remaining homes.

Our property is currently on the market for £125,500 after being independently valued by several local estate agents.

So we asked Persimmon to part ex our home and they have valued it part ex for just £102,000 before going up to £107,000 a which we feel is too low.

However this is all relative as they initially only offered £7k off the price of the new home at £208,000 before calling back saying the best they can offer is £200,000 -which is the same price as what is now on their website for this plot - which they changed yesterday down from £215,000

Ideally we need to get around £118,000 for our home part ex and the new home for £180,000 which is a 10% discount on their new list price of £200,000

Is it worth my calling them back next week or wait for them to get in touch with me - or even contact their area sales manager?

Any advice welcome

    So they want your house plus £93k (200-107) and you want them to offer your house plus £62k (180-118)?

    I don't think they are going to drop another £31k. Things may be bad but I don't think they are that bad.

    The house is now listed on their website for £200k down from £215k, I think they are desperate to sell as there are only a few houses remaining.

    Based on if you could get a 10% reduction on the new house at £200k it would bring the house down to £180,000 - as I think 10% reduction is achieveable?

    The problem will be getting close to market value £115,000 - £118,000 on my home on the part ex.

    Any tips or advice on the best way of achieving the above?

    What do you think the best deal I would be able to get ?

    Any reason why you feel I would not get any discount off their list price of £200k?

    Because they are property developers and want to make as much profit as possible?

    All you can do is make your best offer, and be prepared to walk away, or sell your house privately.

    I think they would if you were SSTC but its not likely on a part-ex.
