unforvable surveyor report

Hi all,
I am here to seek advice for a friend of mine. He is a FTB. He viewed about 15 properties finally set his heart on one. Sent the surveyor in for a comprehensive report which turned out not so good.
The surveyor wrote on report the roof needs to be redone soon-ish, the wire needs to be redone etc etc which sound intimidating to a FTB who just want to buy, move in and not having to worry about doing the work.
His question is is the surveyor mentioning the work need to be done just to cover himself considering this is a comprehensive survey or these are geniune defect of the house as a professional sees it? If there are truly so much needs to be done, my friend might not want to pull out.
Your insight/advice is high appreciated.

Is it better for the FTB to pretend everything is ok with the property when in reality it needs several thousands of pounds spending on it fairly soon?0

Surveyors allways cover their backsides, and nearly all reports on houses of a certain age, look daunting, nearly allways mention electrics need to be checked and unless its been refurbed recently or is new, it wont comply to modern standards. Best thing to do id ring the surveyor and talk through any concerns.Pawpurrs x

Rewire - you can tell if it's got enough sockets by looking at the place, and seeing what the fuse board is like.
Roof - if all the neighbours with similar age roofs have the same roof it's not that much of an issue. BUt if you can see tiles wonky or missing, or ridge tiles knackered it needs some work.0 -
Just to give you an idea my parents bought their house 25 years ago and surveyor said roof needed replacing and electrics needed re-wiring. They've done neither with no problems so far.
It would be wise to realise that this could become a problem in the future but unlikely to need doing in the next few years.I'm proud of my advice, if others want to look I say enjoy the show!0 -

We have just had what looked like awful survey back on 200 year old property.
Decided to have electrics tested by qualified electrician - ok costs £100 but at least we will know its all ok - electricity is something I wasn't going to take a chance on.
Damp & timber also being inspected (FOC) and report of estimate of repairs, if needed, may well help re negotiate the price!
Will also be getting builder to check (FOC) and quote on some of the other stuff mentioned in survey with a list ordered in 'urgency' priority to give us an idea of how much and when things will be - again might help re negotiate!

Best advice - talk with the surveyor face to face or over the phone and they will usually give common sense answers rather than those which have to cover worst case scenarios. His job is to protect you and those lending you the money from suffering a loss and not to make things up just for the fun of it.
At the end of the day you cannot have it both ways - there are posts on here stating the surveyor is negligent because they didn't mention xyz that the new owner has now found when they moved in or even found years later, or conversely complaints the surveyor painted a really bad picture and we have managed to put up with much of what they were concerned about for years without problems.
For example you can look at the sockets and the meter board without an NICEIC report and say looked okay to me but when there is an electrical house fire or you come to sell the house a couple of years down the line it's no use saying flipping heck I didn't know the electric wiring was that dodgy or they knocked £3K off my asking price because of old electrical wiring that needs upgrading if you get my point.
