A question for landlords who let through an agent, please.
When your agent carries out repairs to your property on your behalf, do they send you a copy of the invoice, or do the details simply appear on your statement from the agency?
I am completing my second tax return and it has only just occurred to me that I really ought to have a copy of the invoice detailing the costs of any repairs. At the moment I only have my LA statements.
Having requested copies of the invoices from my agent, they are giving me the impression this is an unusual request. I would have thought this should be standard practice?
I don't think so, but I am going OTT in my quest for a robust audit trail to support my tax return?

I get them - photocopies, but I do get the invoices. There is nothing unusual in that.

The LA works for you and you are entitled to see evidence of how they have spent *your* money. If in their experience that's unusual then they must have a lot of very trusting ( some might say stupid) souls signed up with them.
Any work that you have done via an LA's repairs and maintenance arrangement will have a mark-up on it. You'd be better off lining up your own tame spark, plumber etc to call in once the LA makes you aware of any issue with the property.0 -
Try this for size:
At least once a year take your Letting agent out for lunch: They will be so surprised that you'll get much better treatment than you deserve... and probably find out things you would never even have thought of asking.

OP - it is usual practice to get copies. Although last year my agency changed hands and the agent was terrible - had to keep chasing for copies of invoices etc. If you just explain you may need them for returns, they should be obliging - after all, you are paying them in and indirect way!0 -
Your agent sounds unprofessional. If they don't give you copies, look at your contract to see how to terminate it and select an agent that is more competant. Here's info on the best way to choose an agent

Absolutely: 'taint that much, oils the wheels, 'tis all above board... If nothing else I reckon I then stand a better chance of getting tenants quicker than the other guy..
Anyway, the good lord invented money so it could be spent ... (Why else have money??)
